X-Building in Bahagia #3 - The First Appointment

Alright, so we're all blur and doing this together for the first time - our First Appointment with HDB.

After meeting up with the seller and her agent, the first person we met was a "admin" person whose workstation was one of those in the open-concept cluster. She made sure all our documents were present and photocopies were made. She also made clear to us that we need to submit our copy of marriage cert to a Branch Office within 3 months of completion. At that point, it rendered the letter that we prepared to request for postponing submission of marriage cert, useless.

Together with the seller and her agent, we marched into the Officer's room and signed our lives away to each other. After putting our signatures on a few pieces of paper, and making sure we our earliest 2nd Appointment date is 7 weeks from then, we headed to the 3rd Level to buy our achitectural floor plan.

Unfortunately, the floor plan (to my dismay) is the original one and reflects the layout 35 years ago. The property is 35 years old btw. The floorplan also doesn't reflect the garden and yard area. Alamak, what a useless piece of paper for $5.00. Anyway, the seller and her agent mentioned they might have some updated floorplans to pass us so that we can show our ID or contractors.

Then, we called up our banker to check how we can settle the bank loan paperwork with the lawyer. We realized our lawyer is just on the 9th floor in the same building so we popped by to sign more papers. First, the admin auntie checked our documents and made sure they are relevant. You know how at every valuation report there are photographs attached at the back portion. Ours had one photo of the front gate and porch area. The admin auntie came in and was adamant the valuation report had a mistake and that was a wrong photo! Because the 2 storey terrace photos do not match a HDB!

We had in fact often encountered queries from friends about the misconception of type of housing we're getting. It's a HDB yes, it has 2 storeys yes. No it's not a maisionette flat. It has a mini garden yes. It is on the first level yes. It is a terrace yes. The list goes on, but the HDB terrace of this type is situated at only a few areas in Singapore. Mainly in Jalan Bahagia and Queenstown. Not many know this and I guess I have to repeat the same explanation to every bewildered look when it says it is unable to match a terrace to a HDB. Uh huh, there goes.

After the admin auntie, there's a "paralegal" whom we thought was the lawyer because he asked us to let him know the CPF monthly contribution from each of our account. We also wrote him the biggest cheque I've ever opened in my life. Then the real lawyer came in and explained the meaning of "mortgage" - and to check the spelling of our names and property address alphabet by alphabet - while our eyes followed his pencil trail across the pieces of paper. Cool lawyer with small round sunglasses and purple shirt.

So yep.
The seller.
The seller's agent.
The admin person.

The Malay lady who sells floorplans at $5.

Hi gigi, I love your house..Is it 2-storey hdb terrace near whampoa area? May I know if u know there are any one selling their units there? How much did u pay for ur house? Do u have to fork out a lot of cash? I hope to get one unit there...

Yup it's the HDB Terrace. We know of a corner unit asking for above 750k... not sure if there are any other intermediate units up for sale. We paid 400k+ :)

Wah urs a great deal! I just went to view a unit there for sale and it cost 500K+, ard 100K above its valuation! If you happen to know some unit like yours for sale, can you please let me know? Thanks in advance! Realli love the unique design there!

Yeah it seems you typically have to pay a fair bit above valuation for this estate. We paid more than 40k above and ours was quite run-down when we bought it. I guess if the unit is well-renovated then they will want more.

Unfortunately the pricing has gone up tremendously.. I have been searching around and the sellers seem to have pushed up the price quite alot from valuation... sigh... love the corner unit, but...790K! 400K+ seems so far away now.
And not much left for sale at the moment... hopefully jan there will be sellers..

There's another unit I saw in Oct was asking for 710k.
690K + 20K.

it's a SUPER huge corner unit with a large garden.
The house is FULLY renovated... it's at the corner of the road, in White.
Saw it?

Not sure if it is sold already. Do let me know if the price is within ur budget.

Hi Pamela!

Thanks for the info! I already saw it and contacted the agent... HUGE and nice! But its not within my budget.. I also checked thru, Dawson road used to have such hses and was "reclaimed" by govt. There was an appeal as the owner were paid below market price. Now they are building the place with high HDB flats.
Am a little worried. But I like the place soooo much, I kept driving down to see the place.. I can only wait till my current place is sold. Also, as it is still considered a 3room, I can only loan from Banks right now which I am still clueless on the difference. Seems bank loan is charging higher interest rates and less flexible when hard times hit.

Hi Daisy, welcome to my blog! I guess for the next 10 years we'll be quite safe as the Town Council just did new roofs and insulation for every unit. New pathways and new drains were also built.

That was what we did - go with our hearts. We love this place so much :)

Yes... i did exactly the same as u!
Me n my fiance practically fell in love with this place on our first visit.
Nv intended to look for Balestier area actually.. just stumbled upon it.
We exercised our OTP immediately that very night.
GOSH!!! without calculating much or checking the loans first.

well.. i must say we went thru ALOT for this house.
i drove down dunno how many times just to take a look... to have a 'feel' of the place. I know exactly how u feel. =)

hope to be neighbours soon too!

1 is the corner unit asking for 710k (well renovated w very big garden)
2 is another corner unit asking for 800K!!!!!!!!

Anyway you may request for early move in if the owners allow, they may hand the keys to you early so you will have more planning time.

Does anyone have any ideal on how to get rid of trees. There's 2 big tree outside my house, and I'm thinking of taking away one of them. Its provide shade but prefer a little bit more of light.

The trees may be able to shade u well u know? But in case u really need to, check the internet. There are ppl who do chop down trees as a service, I requested my previous owners to chop down a huge rambutan tree they have in the backyard. Depending on the size, it might run into thousands of dollars. And oso if its outside your house, u better check properly, U might get 'or kong' for chopping down govt's tree. My valuation not out yet. I just put it up for sale this week.

Btw, trees are all protected under NParks as long as they are not on private land owners. I tink if you hit a tree while driving, u gota pay like 100k for the damage to NPark! What u might do is to advise NParks that they should be trimming the trees in front of your hse in view of possible dangers during lightnings. Not sure if that helps but they do consider if it is a hazard. =P

Was looking for a hdb terrace and saw ur blog.....really cool with all the before and after...like a ugly duckling to a beautiful princess

I need ur help and i have a few questions to ask and i hope that those who know can help me out...here goes:

1.) I went to see a hdb terrace at jln bahagia with my love one and they are selling at valuation: $625k and cash at least 15k and above....condition not bad but need minor renovation....is it reasonable...area about 194sqm? if not what is the price range i should be looking at? cause i have no experience and buying a hdb above half a million....scare

2.) does anyone know which unit is for sale or available over at jln bahagia / jln mamor? Any one here can let me know or bring me around to see? really appreciate...

3) lastly....is reno going to burn my whole trouser instead of a hole? cause i dunno how much is the reno going to cost? :P

I would say 625 + 15k is a good price for a big unit of 194sqm.
Is that a corner unit?
So far.. the corner units that i hear is calling for minimum 700k.
the market so good now ah?? envious!

the intermediate units in 2008 are going for 480 - 550k?
Correct me if i m wrong. =p

it is not a corner unit, just that the backyard is very long in.
Have been looking around the area as me and my wife to be like the area very much and how you girls do it.....the unit and the place is just great :)
