Hi Johnson, we found a big corner unit for you at Blk 53 http://www.view2offer.com/propertySearch_photo.aspx?pid=18592. But I'm not sure whether it is still available. You can try to call the agent and let us know.

For parking most units do not have "personal parking lots" (some do, they are just outside the home). You can either park at the multi storey carparks or the open air carparks. Season parking is required for all.

Gigi: Thanks for that! Actually I'm currently looking for a hdb flat as I intend to sell my current unit and buy a resale for a change of environment..so your info on your blog is quite useful ya...though the price maybe a bit over my budget..=)

Thanks for having this link for potential buyers!! Really useful info... I've seen a couple of units... and missed all of them (cos they are simply beyond my budget).. nevertheless, im still striving on.. haha

I've viewed the house in Blk 55 so I thought I will just share my comments with those who may be interested.. Generally, my take is that there's some major reno to be done... only the flooring & the staircase can be retained.. the rest need to go.. flooring in the bedrooms may need to go too, depending on individual's preference..

Rooms: 3; 2 in the upper floor, 1 on the first floor. Room size is pretty decent for all 3 rooms
Toilets: 2; 1 at the ground floor, another is a common toilet shared by the 2 bedrooms in the upper floor
Doors: Need to go, unless future owner likes purple sliding doors
Kitchen: Kitchen is in the backyard, along with washing machine. So if future owner wants a kitchen within the house (like yours!), there's some work to be done, eg piping, cabinets, stove etc
Air-conditioning: Dont recall seeing aircons. So need to install.
Front yard: Need some landscaping
Storage space: No storage space, unless you turn one of the rooms into one. Current owner store their stuff in the attic

Yup, that's my observation.. Btw, I know that your house went through a major renovation... can you share how much you spend approx (a range is also ok if it's too sensitive), less furniture? need an approximation to work out my budget... im really hovering at the borderline, so every penny counts =(

Oh, and my fiance prefers an intermediate unit which is facing the carpark. If you know of any (be it bahagia or ma'mor), do let me know ya.. Meanwhile, if I view any other units, I will share my observation.. this is indeed a useful website for potential buyers!!!

Thank you so much for your feedback! I'm sure any potential buyer will value it :) I saw another listing (Classifieds 9th May Saturday) on the same unit at Blk 55. The agent says the owner is asking for valuation 530k. Then again, like you said, it needs some renovation.

My reno is about 70k without furnishings. I might be able to email you a breakdown if I can find the information :) The renovation cost is one of the major woes of home owners here, so don't worry you're not alone.

If you prefer a carpark facing unit, Blk 42 Jln Bahagia has one available. See my post. Have you viewed it?

I've also seen the unit at Blk 51... the house is well-maintained..it has 2 rooms on the upper floor, 1 toilet on the ground floor, and a shower room (ie no toilet) in the upper floor.. They have a dry kitchen in the house, and similar to Blk 55, cooking is done in the backyard.. If potential buyer doesnt have any decor concept in mind, this house is actually a move-in condition, with perhaps some minor touch-ups/renovation.. I must say every house is really unique and different.. just viewing these houses make my day cos I find it so exciting and intriguing with the way owners play with the space =) Of cos, apart from the condition of the house, potential owners may be concerned with the location of the house, eg is it facing the road, carpark, or the common pathway. Not forgetting the "feel" of the house.. very important... so good luck to all potential buyers! =)

Oh, one more thing.. I havent seen Blk 42 cos it's above my budget... can only afford an intermediate one if I did my sums correctly =) So if there's any which I have seen, I will share in your blog!

The above does not include electricals and furniture. Hope it is of a little help.

Hi there,

My hub and I are another interested couple eyeing the jln bahagia & jln mamor area…went to view blk 50 yesterday but with a 3yo son, the area looks quite tight upstairs…noticed there is hardly space for a wardrobe to be placed in either rooms. We really like the area and that blk 50’s unit has a nice garden area too… but the upstairs looks really cramp.
Can you advise if u managed to squeeze in a wardrobe for both rooms? Or are we allowed to break down the walls to open up into ONE big room?

Hi Mel, we have a 205 (w) x 240 (h) wardrobe in our master bedroom along one wall, and still have space for a 75 cm vanity area. The second bedroom has space for a 1 metre cupboard despite us 'eating' into the room for a bathroom. I've seen quite a few units and most of them have decent-sized wardrobes.

I guess it depends on what the current owner has done to the space - keep in mind though that you can always reconfigure (at a cost of course!).

I heard there are units where the entire upstairs is one room only - not sure how true this is. Maybe it's better to retain 2 rooms especially if you are planning a longer stay with children :)

Ya many units here have gardens. Nice little space for kids to play in!

and its sold.... :) its the one with the purple wall... diagonally opp the original unit. :)

Planning to view a unit at Blk 51. The built-up area is 90sqm double storey with 3 bedrooms. Would this be very cramped? My current place is a 119sqm HDB flat. Like the idea of a house with a garden but dont want to move to a smaller area. I think its an intermediate with land size 1200sqf. Any idea how much more I can add to the existing structure?

Took a look at 2 units (Blk 51 & Blk 39) over the weekend. The area is quite nice but find that these 2 intermediate units are too small for my family. Really hope to find the larger or corner units. Anyone knows if there's any available? Thanks in advance.

I have a question about the 2 house at Sterling sold recently - they were classified as 4 room in www.hdb.gov.sg. Wonder why?

As far as I know, all terrace houses in jln bahagia are 3 rms.

And stirling side will have 3 and 4 rms.
